REAM: How are luxury homes different from other listings?
Garcia: Your clientele is a much narrower market and has completely different styles. Luxury buyers also have many choices, but an exceptional luxury agent must make their listing stand out from the sea of other options. Exceptional luxury agents must adapt to their clients’ schedule, their style, their patience and their demands.

REAM: What is the biggest mistake a REALTOR can make when it comes to selling a luxury home?
Garcia: To assume the luxury home will sell itself. It takes creative marketing and a mastery level of sales and customer service skills. The difference between success and failure is preparation and execution of marketing and sales.

REAM: In your experience, do luxury clients come in with higher expectations?
Garcia: One of the biggest differences with luxury homes is they oft en have more details involved in the sale and/or purchase of a luxury home – everything from gourmet indoor and outdoor kitchens with top of the line appliances, their architecture, the community amenities, home automation, theaters, dance studios, saunas, casitas, fountains, indoor gyms, larger garages, tennis courts, batting cages, etc. The attention to detail and the quality of resources must be top notch to deliver thorough and experienced inspections and advisement when purchasing luxury homes with all of their amenities. As with any home buyer or home seller, they will expect and want an agent who is well versed with the area, familiar with the community, familiar with the competition, the amenities, the home values, market trends and an agent that is sincerely looking out for their best interests and can negotiate the best terms and price, on their behalf.
